Sandia Equity Partners was created to help small investors participate in the passive income and wealth accumulation that real estate investments provide.

“Real estate has always been lucrative, but its successful navigation requires specific knowledge and skills. By participating in an equity partnership, our investors can leverage the skill set we’ve acquired with a relatively modest investment.

We began investing in local real estate in 2012. My experience intervening on behalf of New Mexico homeowners as a special master was essential – it educated me: I know New Mexico neighborhoods and I know what can significantly increase a property’s value. At first, my wife and I invested purely on our own behalf, but friends and acquaintances expressed interest and we began structuring deals to include them. We’ve done well. Last year, our average annualized rate of return was 23.7%.

With over ten years of returns in the same range, we’ve expanded, and are now offering equity partnership shares to a wider circle of investors and in multi-unit as well as single-family properties. This diversification allows us to offer investments with both shorter and longer-term payouts.

Our approach and methodology remain the same: It begins with identifying undervalued properties. A rule of thumb is the old adage “the ugliest house in the best neighborhood”, but factors such as occupation rates, rent increase history, and the identification of potential physical improvements that could easily increase value all contribute. We are always co-investors and actively manage each investment property until the fruition of the deal.”

Faisal Sukhyani Managing Partner

Faisal Sukhyani is the principal and managing partner of Sandia Equity Partners. His 20+ years of experience in different aspects of New Mexico real estate have given him a unique window into how to choose, improve, and, ultimately, sell an investment for maximum profit. As a court-appointed Special Master, Faisal served as arbitrator between homeowners and banks’ attorneys in over 2000 foreclosure cases, helping distressed homeowners get equity out of their homes rather than ceding everything to the mortgage holder.  For the last 10 years, he has been buying, improving, managing, and selling New Mexico real estate, initially as a solo investor and then as the managing partner of equity partnerships.

Exceptionally good at identifying good prospects, Faisal has a keen sense for properties with unrealized value. He works in geographies he knows well: New Mexico is his home and where he invests. He actively manages each property, overseeing everything from the renovations to making sure the right tenants are in place.

Faisal has a strong sense of community and has had extensive involvement with local organizations working to make life better for those in need.

  • He is a former Board Member of Los Ojos de la Familia (an organization that helps struggling local families).
  • He uses his familiarity with the law to help Pegasus Legal Services for Children. (They provide free legal services to defend children’s rights and to find them safe and stable homes.)
  • Through his leadership roles in the Ismaili community, he organized a resettlement program for arriving Afghan refugees,

    and, recently,

  • He was recognized for being the force behind the organization of food banks for Native Americans and others particularly hard hit during the Covid pandemic.

Nina Patel Sukhyani Managing Partner

Nina Sukhyani serves as the firm’s Asset Manager.  She handles the development process at each asset and oversees relationships with investors, contractors, and residents.  She understands the needs of both the investors and the residents at the properties and works to ensure their interests are aligned, whether that be by improving resident services or simply by ensuring that the property is safe, clean, and appealing, even during renovations. 

Nina has over 15 years of management experience. She has served as Firm Administrator and Office Manager at several New Mexico firms and COO of the last firm she worked for. In these positions, she was responsible for recruiting and overseeing staff, handling all aspects of the firm’s finances, and overseeing facilities management.

Her involvement in real estate began in earnest in 2017. Since then, Nina has been appointed Special Master in over 100 cases, developing an excellent working knowledge of local real estate. She is also a Licensed NM Real Estate Broker, conducting transactions for clients many of whom are industry professionals themselves.

Nina volunteers both personally and professionally. During her time managing law firms, she was a member of the New Mexico Chapter of Legal Administrators and served on the board and specifically as Chapter President in 2016. She has participated in food drives, and community service challenges and teaches early education classes to young children in the New Mexico community.
